THE COMMONAGE (STAGE 10) DEVELOPMENT
Client: Queenstown Lakes District Council
Contact: Joanne Conroy, Mac Property Services, Queenstown
Timing: May 2000 – May 2003
Description
The Commonage development on Queenstown Hill is Queenstown’s premier residential development with spectacular views across Queenstown Bay. Clark Fortune McDonald and Associates have been responsible for the Commonage Development on Queenstown Hill since 1989. The latest example is known as The Commonage (Stage 10) where Clark Fortune McDonald provided multi-discipline services including resource management, geotechnical engineering, consultation, engineering design, administration and construction land transfer.
Services
Clark Fortune McDonald and Associates services included the conceptual design of roading, pedestrian access patterns, connections to existing and proposed reserves and open space. In particular, was the requirement to establish a practical, well located pedestrian access to the Queenstown Hill walkway - Time Walk - incorporating adequate car parking at the base of the walkway and sign posting connection to the various pedestrian access connections to central Queenstown. This involved consultation with the Council and it’s various consultants, the Department of Conservation, Land Information New Zealand, Dunedin Electricity and public interest groups.
Clark Fortune McDonald and Associates also designed and administered the construction contract for the construction of the subdivision including the formation of pedestrian access and car parking.
Relevance
The Commonage (Stage 10) is an example of Clark Fortune McDonald and Associates ability to manage large projects, involving many disciplines, to a specified budget within a specified timeframe, without jeopardising the quality of the end product. It is also an example of Clark Fortune McDonald and Associates commitment and experience to the development of pedestrian linkages, associated consultation and negotiations with interested parties.
Track Record
The Commonage (Stage 10) has become Queenstown’s premier residential development. Residential section prices at the time of sale were the highest ever seen in Queenstown. Many of these sections have now been on sold demanding even higher prices. This is a reflection of permeability and legibility of the subdivision design (coupled, of course, with panoramic views) and the attention to detail that makes the development a success.
